Six Steps First-Time Home Buyers should consider before Looking
The current state of the housing market offers first-time home buyers a wider variety of opportunities to get a great deal on their first home purchase. Good deals aside, it is always a good idea to educate oneself prior to venturing into a new endeavor.


The following six tips can aid first time buyers in preparing to enter the housing market.

1. Attend a first-time buyer class. Taking this class will offer information on how to repair a low credit score as well as shopping for and selecting the loan that is right for your financial situation.
2. Take a conservative approach. Be careful not to over borrow. Don't stretch your finances to the point of not even being able to keep groceries in your house.
3. Get your documents organized. In preparation for applying for your loan, keep your most current paycheck stub, W-2 form along with bank and retirement account statements at hand to be prepared to apply for your loan.
4. Get a loan pre-approval. It is a good idea to get a loan pre-approval by at least one lender. Getting re-approved will not automatically qualify your for any home you choose, it will help expedite the buying process as well as give you an idea of how much house you can afford.
5. Prepare to take on a mortgage in advance. While in the process of home shopping, get in the practice of depositing an approximate mortgage "payment" into a savings account. This will give you an idea of what your financial situation might be following the purchase of your home, while building up a nice nest egg for deposits and future repair expenses.
6. Take all costs into consideration. Remember owning a house is much more than just your mortgage payment. Keep in mind repairs, assessments, furnishings, etc. These expenses can add up quickly.
