Sellers Get Big Results with 4 Minor Improvements
Refusing to make even minor improvements can wind up costing sellers big for their negligence. Performing even minor repairs can pay off big in the long run. Sid Davis, author of the book Home Makeovers that Sell offers up these four tips:


1. Begin in the kitchen. This is the most important room in the house for most prospective buyers. Consider the condition of the cabinets. Sanding and repainting or even refacing the cabinets is often a worthwhile improvement. If the flooring in the room is in bad condition, replace that as well.

2. Check the bath; it may need a facelift too. Update the pain and flooring if needed and consider installing even a $200 vanity to give the room a fresh look. Updated vanities and mirrors can net sellers the greatest payoff amounts.

3. Fix up and clean the laundry room. Have built-in shelving installed, repaint the room and replace the flooring if needed. Areas where water is present can sustain the greatest wear and tear. Upgrade the lighting in the room if needed.

4. Squeaky clean always wows prospective buyers. Scrub! The author states that if people see the home in clean condition, they will be less likely to wonder if there are hidden problems in the home that a dirty, messy home may imply.
