Home Buyers Splurge on Key Rooms
Kermit Baker, chief economist for the American Institute of Architects states that home buyers continue their desire for more upscale baths and kitchens in spite of the housing slowdown.
Mr. Baker continues by saying that home buyers continue to place a lot of emphasis on features, high-end products and size of baths and kitchens. The housing slowdown has caused many buyers to scale back on many aspects of their homes, but the bath and kitchen continue to receive the highest priority. This is not surprising considering that these rooms are the most used in a home. The kitchen is the most popular room in a home. Many buyers wish to integrate the kitchen with adjacent living areas. This option enables residents to entertain while being able to converse with their guests while in the kitchen.

A recent survey showed that 40% of architects are trending towards the designing of larger kitchens. 30% are designing separate kitchen facilities in addition to a main kitchen.

The kitchen is the room of a home that owners are most likely to invest in upgrading. High-end appliances are most popular, even if the overall home is not in a high-end price range.

Most popular kitchen features:
65% prefer high-end appliances
64% desire increased pantry space
53% prefer to choose renewable flooring options
53% add wine storage and/or wine refrigerators
53% desire that the kitchen be integrated with a family room
48% want a recycling center
43% want island work and food prep areas
42% prefer natural stone countertops
37% choose to add drinking water filtration
34% choose to install duplicate appliances (2 ovens, 2 dishwashers)

Most popular bath features:
62% install radiant heated floors
62% desire multihead showers
48% consider overall accessibility and design of bath
47% install a doorless shower
36% incorporate linen closets and additional storage space
36% prefer to install hand held shower heads
26% install multiple vanities
23% incorporate dressing rooms and cosmetic areas into the design
22% install towel warming racks and/or drawers

A growing trend is also in the area of "green" features which could include renewable flooring options such as bamboo or concrete.
