Keep resale in mind. Be careful not to design a space that no one else will want. For example, don't install a sunken hot tub in the living room.
Figure in furniture. Draw furniture into the floor plan to locate windowsill heights, fireplace, closets, and how doors will swing. This type of planning protects you from having for example, a bedroom with no place for a bed.
Separate public from private. A good floor plan separates public spaces (living room, dining room, office and entry) from private spaces (family room, kitchen, bedrooms.) People want to feel they can bring a visitor into their living room without having them see a messy kitchen or an unmade bed.
Know what must go where. These days, kitchens must open onto family rooms and breakfast nooks. Dining rooms and living rooms should adjoin. A powder room off of a mud room is OK, but don't put a bathroom directly off the kitchen- that's just funky.
