Before Buying, Consider the Face of a Home
A home's exterior is a big factor in considering how much maintenance expense a prospective home owner will incur as the years go by.
Before making the decision to purchase a house, buyers should enquire about any and all previously-performed exterior maintenance that was completed. When the house was last painted? What was the cost?

John Harmon, a contractor from North Carolina along with real estate professionals from the Charlotte, North Carolina area offers these pointers for buyers considering which exterior to prefer.

Vinyl siding is durable if properly installed and requires minimum maintenance. Newer types of vinyl siding that feature insulated backing tend to be more rigid while being energy efficient. From a distance, this siding gives the appearance of real wood. The negatives are that vinyl tends to fade over time and cannot be repainted. Some people think vinyl siding looks cheap as well.

Brick is very durable, but not very common in Southern California, due to the existence of earthquake activity in the region. Tuck pointing a brick house can be very expensive, as brick structures do tend to shift over time in any area they are built in. Buyers want to invest only in brick structures that have been well-cared-for by the previous owners.

Stucco is very common in Southern California and looks like concrete. Stucco is similar in strength to brick in its durability and offers affordable pricing and maintenance costs.

Synthetic stucco applied to an exterior over Styrofoam has problems with rotting and mold growth. Buyers showing interest with a hoe with this type of exterior should have it inspected by a stucco specialist prior to making the decision to buy.

Fiber cement is a very durable product which is low maintenance that resembles wood. This surface is fire, water and termite resistant. Paint adheres to it well, and it comes at a more affordable price than in the past.

Wood looks very nice, but it must be stained or painted and is very prone to rot and termite damage. Regular maintenance is imperative to maintain that quality of this exterior.
