Advice for sellers: Create a selling timeline and profile
Here is some great advice for sellers in a changing market:
1. Prior to listing, create a profile of who you think will buy your home and be realistic. (young, married couple, single male, family with 3 children, etc.)

2. Know your competition. Know the asking prices of homes for sale in your area. Know what the homes feature, and how similar they are to yours.


3. Be aware of current market sales activity. Look at comparable home features, square footage, number of bedrooms, etc.

4. Be sure that your home appraisal is in line with current market activity.

5. Price your home competitively. This may mean getting less for your home than you had planned.

Present your home in the best possible condition possible. Fix it up. Clean it up. Front door needs to look in good condition with clean door mat and plant or flower pot next to door. It is always a good idea to make your house as open and spacious as possible, so consider if you need to move some furniture to the garage or storage until your home sales. Keep knick-knacks to a minimum, 2-3 per table or shelf. Remove personal pictures so the prospective buyers can better visualize themselves in the house. Make sure all your walls and flooring look clean and in good condition (newer paint and clean floors).

6. Inform your friends and neighbors about your home. Invite them to come take a look. They might very well know of a friend, relative, coworker or acquaintance that is in the market for a new home.

7. Set a time limit. Determine how long you are willing to keep your home on the market if it does not sell.

8. Listen to agent feedback. Be aware of agent’s think of your home and your offering price following a showing or an open house event. This information can be very useful.
