Median Price of a Home, in San Diego, Not Always Falling
Looking at San Diego County home prices, last month, one might think that average prices were
in the gutter. Compared to the numbers from December, a year ago, the median home price was down by
13% and down 17% from the record high November of '05.
On the other side of the coin, real estate analysts have continually warned people not to ever
focus on one particular month, especially when that month happens to be December. "When you
analize the DataQuick information, you can clearly see that the decline is going at a much more
gradual pace." This year the median price of a home is only down less than 5% from the all time high
of 2005 - 2006.
In San Diego County, there were 15 areas / neighborhoods where the median price actually increased. The number one
area is Rancho Santa Fe.
Homes in Rancho Santa Fe are some of the most expensive in the country, but that didn't
stop it from posting more than a 30% increase, up to nearly $2 million.
The
La Jolla real estate market is also doing well, coming in third place with an average price of $1,040,000. This is almost
an eight percent increase, on over 750 sales. Other areas doing well are Boreggo Springs,
Rancho Bernardo
real estate and Bonsall.
