January 2008 Home Sales for Carmel Valley, San Diego
January was a busy month for Carmel Valley real estate, with 25 homes sold and over 60 new listings. The average selling price during the month, was over a million dollars, but not by much. The average listing price was a little less than $1.5 million.
14 homes sold in Carmel Valley were over a million dollars. The home on the low end of the scale, sold for less than $650,000. This listing was priced at $685,000 in the beginning, then later reduced to $659,000 and then sold for $646,500. It is a 3 bedroom, 2.5 bath, 3 story home with over 1800 sqft. It was built in 1999.

The home that sold just over a million dollars was a 4 bedroom with and optional 1 bedroom, 3 bath, 2 story home. Very modern, built in 2003 and is more than 2700 sqft. The sellers were entertaining offers between $997,000 - $1,149,000 and eventually accepted an offer of $1,005,000. The orginal listing price was just under $2 million.

A 5 bedroom, 1 optional, 6.5 bath home, at 6000 sqft stole the highest priced paid for a home in Carmel Valley. The home sits on more than 16,000 sqft of land and had a view of a golf course and valley. It also had a media room, couryard with a fireplace and a pool / spa featuring its very own waterfall. The home, at one time, was priced at a bit under $4 million, later reduced to $3.6 million and then settled for $3,460,000.
