Comparison of La Jolla Homes Sales in March
Here's a little history of home sales in La Jolla for the month of March, going back to the year 2005. The number of pending transactions in 2005 was 41 homes, 2006 there were 32 homes, 2007 there were 19 homes and this year matched last years number. For both 2005 & 2006 the average price for a home in escrow in La Jolla was over $2.6 million and the average price for the last two years has been quite consistent at over $2.2 million.
March of 2005 was quite a month comparatively with more than 30 homes sold for the month totalling over $75 million worth of La Jolla real estate. The average price for a home sold in La Jolla in 2005 was a bit of $2.3 million. In March of 2006 the numbers dropped by over half the sales at 14 homes sold with an average price of $2,036,400. In 2007 the number of homes sold stayed the same as the previous year, but had a higher average price of nearly $2.2 million.

March of 2008 marked an increase for the average price of more than $2.4 million with 13 homes sold for the month. This is the highest average price out of the four years being compared. Not included in the average price are two La Jolla luxury homes that sold in excess of $15 million a piece, which would undoubtedly bring the average up. Although the volume of sales are down compared to 2005 numbers, the numbers for units sold in 2006 - 2008 are fairly consistent.
