There are a dozen 1 and 2 bedroom places within a block or two of the ocean in la Jolla prices at under a million, and there are 20 homes in the same area close to the beach, priced from $2 million to $5 Million, about a dozen from $5,000,000 to $10,000,000 and about a half dozen in the $10Million to $25,000, 000 price range. Bargains are relative but compared to prices in 2007 some of these are in the bargain range. The explanation from one source is that many luxury homes have no mortgage or large equity ratios and that a forced sale is not as likely, but at this time sellers of luxury homes are becoming more willing to reduce prices in order to sell.
