On the hills above "The Shores" are some of the most prestigious homes in Southern California, with views forever
to the blue Pacific and evening sunsets that will occasionally produce the legendary "Green Flash". To the East is
UCSD, and the UTC neighborhood, to the Northeast are the world famous Salk Research Institute and Scripps Research and
Hospital, and the PGA famous public Torrey Pines Golf Course. To the South East is the Hidden Valley area, Mt. Soledad, and
the Muirlands of La Jolla. South and West is the "Village" La Jolla and "The Cove". The "Shores" has wonderful
restaurants; Barbarella's, Piatti's, The Marine room, to name a few, there is also a wonderful convenience store
with a friendly family-owned feel, a burger joint, coffee shop, and yogurt. Make sure to stop by the Cheese Shop
for memory making sandwiches; whatever you do, don't miss the oatmeal cookies there. You'll also find a neighborhood
supermarket and Pizza too.
But back to La Jolla Real Estate in the "Shores", it is
some of the most desirable anywhere. The Robb Report
Magazine says it is "La Jolla is Simply the Best Place in the world to live". There are currently about 40 homes
for sale in the Shores, they range from 1,000 sq.ft. 1 bedroom condo priced at $299,950 to a 9,550 sq.ft. home priced at
$33,900,000. Condos are very popular for the second home resident and they range from cozy to luxurious. Detached homes
most common in the little neighborhood are cottages up to about 1800 sq.ft. there are also large beautiful homes from on
the sand to high on the hill with magnificent views. The average time on the market for a La Jolla Shores home right now
is about 110 days but that includes the homes in the very limited market that are priced over $5,000,000 with those homes
removed from the average figure 90 days would be much closer to the average time a home remains on the market in the
Shores. The current median price in the Shores area is about $2,000,000 for both condos and detached homes. The average
of all the prices on the market currently is about $4,000,000.
The sales history for the last six month in the shores is: 19 homes SOLD, the minimum price sold for was $214,000 and the
highest, $18,150,000, the average sale price was $2,722,053, and the average size was 3bedrooms and 3 baths
with, 2,508 sq.ft. The average time these homes spent on the market was 134 days.
La Jolla homes are mostly unique; some have been in families for generations and some are just built, some
cozy beach cottage or condo, and some Grand Homes on the beach or perhaps in a gated community. Should you want to get a
