ABOUT GETTING YOUR HOME READY TO SELL
Thinking of putting your home on the market? There are a few easy things that you can do to make it welcoming and presentable to those prospective buyers.

First of all, get rid of clutter. You want buyers to be able to see the house and be able to mentally place their belongings. Take a good look at the amount of furniture you have in each room. Does it feel crowded? Is a valuable feature, such as a fireplace, overwhelmed with items on the mantel and hearth? The key idea here is to simplify.

Also, if your furniture interferes with the traffic patterns and the "flow" of the house, rearranging some pieces may be in order so that there is an open feeling.

Many of the buyers are now looking for "open kitchens". They prefer that the kitchen area be open to the family room, or even to the living room, so that whoever is in the kitchen is not left out of things. It is a much more social arrangement than the "closed-off" kitchen that was so popular years ago. You may want to take down a wall in order to achieve this feature, as it may well make your home more saleable.

You may want to replace your existing floor coverings. If the carpet is worn, not cleanable, and/or of a non-neutral color, you may want to change it. If there is a hardwood floor lurking beneath your carpets, taking up the carpet and having the floor refinished can add quite a bit of value to your home. Even installing a hardwood or laminate floor, especially in living areas, can boost your homes desirability.

Lighting is important in the presentation of a room. Bring some light into those dark areas by opening the blinds or draperies, adding a well-placed lamp or by having solar tubes installed. These are relatively inexpensive and can work wonders.

Be sure to make your entry welcoming by re-painting the front door and adding a pot or two of blooming flowers.

Lastly, and of great importance, make minor repairs and clean, clean, clean. So get started!
