Buyers want layouts that define spaces that can be flexible, rather than specific rooms, good-sized bathrooms with soaking tubs, a home office, two car garages, good storage space and lots of green features. The trick for both buyers and builders is determining a price point at which these desired items can be built and purchased.
One of the first things that buyers look for is a plan that features a kitchen that is open to the family room (separate, formal living rooms are often absent), appliances that are energy efficient, and little touches such as built-in wine storage. Kitchen islands, granite countertops and stainless steel appliances are still much in demand.
A master suite on the first floor is a very desirable feature for those whose children are older (their bedrooms can be upstairs) as well as those whose children have left the nest.
Buyers, especially those in larger, planned communities would much prefer having lush landscaping with walking and play areas to having a club house, pool and spa.
