IN SEVERAL SAN DIEGO ZIP CODES, BUYERS ARE PAYING MORE THAN ASKING PRICE
Quite often, a zip code can bring a certain cachet to a house or, in some cases, actually decrease or increase its value.

In the present somewhat volatile San Diego housing market, there are several zip codes in which buyers are paying more than the listing price for a home, and there are several zip codes in which they are paying less than the listing price.

In those areas where homes are going for above the listing price, buyers often find themselves in a bidding war for their desired property.

In those areas where the homes are going for less than the listing price, buyers may be able to negotiate down the asking price and get a "better deal". Oddly enough, the zip codes where buyers are able to pay less than the asking price are largely in the significantly higher-priced areas of San Diego, such as La Jolla and Del Mar.

The top five zip codes where buyers are paying more than the listed price are Chula Vista - 91911, Paradise Hills, San Diego - 92139, Otay Mesa, San Diego - 92154, Vista -92083, and Encanto, San Diego - 92114. These buyers are paying a high average of 101.89 % of the listed price (Chula Vista) to a low average of 100.91 % (Encanto).

The top five zip codes where buyers are paying less than the asking price are Oceanside - 92054, Del Mar - 92014, Coronado - 92118, La Jolla - 92037 and, yes, Rancho Santa Fe - 92067. These buyers are paying a high average of 94.86 % of the asking price (Oceanside). The lowest was Rancho Santa Fe, where buyers are paying an average of 91.7 % of the asking price.
