DON'T OVERPRICE YOUR HOME WHEN LISTING IT FOR SALE
Summer is often the absolute best time to put your home on the market. School is still out, and families are trying to buy their next home before school starts. Vacationers are here enjoying all that San Diego offers, and may decided that this is where they want to have a home, be it a full-time residence or a place for a vacation getaway.

One of the worse things you can do it to list your home at an inflated price. Be certain that you start out your listing with your property priced at competitive market value, as the present market can be very competitive, and just by pricing it a few thousand dollars over value may keep your home from selling.

If your home is overpriced, real estate agents may not show it. This limits its exposure to qualified buyers, thus lowers the number of offers. It will also limit the financing that is available to the prospective buyer. Also, your listing agent will be spending advertising money with little or no results.

Perhaps the most important disadvantage in overpricing is that it ultimately nets less money for the seller when the property finally sells.

Be certain that, when you decide to put your home on the market, you ask your Realtor for a Market Analysis of your property so that you are able to come up with a price that will result in positive responses from both agents and prospective buyers.
