SO YOU'RE LISTING YOUR HOME FOR SALE....HERE ARE SOME PREPARATION TIPS
Even before you've signed the listing agreement, you can start preparing your home to be shown to prospective buyers. Here are some tips for the first phase of preparation.

Clutter is the nemesis of presenting your home in a favorable light, so get busy and start removing it from both the inside and outside of your home, especially in the front entry area.

You can start by removing and packing all personal photographs. This will not only clear walls and surfaces, but it will help to de-personalize your home so that buyers won't feel as if they are invading someone's personal space.

Straighten up closets, pantry, kitchen, and cabinets and, if possible, the garage. Put away or pack all items you can manage to live without in the kitchen. Clear the counter tops as much as possible.

Put away or pack all unnecessary items on bathroom sinks, countertops and shelves.

Get rid of anything that you don't plan on taking with you. Pick up some packing boxes, tape and a marker. Label a large box "Donate", and label one "Undecided". Also have trash bags at the ready for those items that you wish to throw away.

Designate an out-of-the-way area, such as a quest room or the garage to temporarily accommodate items that are removed from various rooms in order to make them look larger or to improve traffic patterns.

Have your home and carpets cleaned and the windows washed. Get rid of pet hair and odors. (You can't sell it if you can smell it.)

By doing all of the above you will get your home well on its way to being ready for viewing. Remember, the goal is to see that you get the highest price possible for your home in the shortest amount of time.
