Concern in Downtown San Diego
There is quite a bit of concern for downtown San Diego's well being and the worry is over
a Marriott hotel. The concern is over the design of the hotel, which in turn, may cause
visitors to spend more time in the hotel and not enough time and money on the rest of
downtown San Diego. Some are comparing the design of the hotel to a "fortress", saying that visitors will
be taken to the fifth floor, by elevator, to check in and then will become satisfied with all the restaurants
and shops that reside on the floor.

Downtown San Diego Sales Report
Over 37 million dollars worth of downtown San Diego condos sold last month. The final tally was 58 condos, with an average
sales price of $683,813. On the other side of real estate, 190 new listings were added to the downtown market. The average listing
price was a bit over $650,000 and a median listing price of $515,000.

Del Mar Condo Sales Down from Previous Year
Only two
Del Mar condos sold in the last month. Although we are not talking giant numbers, Del Mar had a total
of six sold the previous year. In 2008 there were 14 new listings, average listing price was less than $900,000. Almost matching
last years number, in 2007 there were 15 new listings for the same month.

Southern California Home Sales on the Rise
It looks like foreclosures played a key role in giving the Southern California real estate market the boost
it needed. Homes sales were higher in April than they have been in 8 months. DataQuick Information Systems, based in
La Jolla reported that the numbers, according to their study, were up 22 percent from the numbers in March. With sales increasing
four months in a row, one analyst claimed that the worst is in the past.

There were about half as many
Del Mar homes sold last month, as there were
La Jolla homes. However, it is normal
for La Jolla to outsell Del Mar, mostly because Del Mar is smaller. The community just north of La Jolla had
11 home sales for the month of April. The average price a home sold for was a bit over $2 million.

Ten
Rancho Santa Fe homes sold last month with three homes being sold for over $5 million. The lowest priced home sold for
$950,000 and was almost 2400 sqft. It was a 3 bedroom, 3 bath, 2 story home built in 1985. The home came with new carpet, new
paint and soaring ceilings. It was also promoted as the lowest priced home in Rancho Santa Fe. It was originally priced at just
under $1.3 million and later reduced to $1,150,000.

$690,214 and the median price was $555,000 for a total of $19,326,000 worth of La Jolla real estate sold. These numbers are down

the La Valencia Hotel, which was originally built in 1926. Not only does it not lack in the charm department, but
the hotel also has ocean views. In 1926, the La Valencia was designed to be an apartment hotel. Although the hotel
is a step into the past, it also comes equipped with all the modern amenities. There is a swimming pool, jacuzzi and
high speed interent access. On top of that, there are three different restaurants at the La Valencia. Pets cost
$75.00 per visit.
